Actor Arshad Warsi Sells Mumbai Shop for ₹6.25 Crore
Bollywood actor Arshad Warsi just locked in a massive win in the Mumbai real estate market. The actor officially sold a commercial property located in the prime Lokhandwala Complex area of Andheri West. The final sale price hit ₹6.25 crore. Data shows he originally bought the space back in February 2012.
At that time, Warsi paid ₹2.12 crore to acquire the asset. This means the actor walked away with a massive gross profit of over ₹4 crore on the transaction. The property value grew significantly over a 14-year holding period.

Real estate data analytics firm Liases Foras unearthed the official property registration documents. The deal officially closed and was registered on July 1, 2026. The transaction went through the Maharashtra Inspector General of Registration.

The Buyer: An individual named Umang Rajkumar Budhraja purchased the unit.
Property Size: The commercial shop features a total carpet area of 63.87 square metres. This translates exactly to 684 square feet.
Location: The unit sits directly on the ground floor of the Grenville Co-operative Housing Society Ltd.
The Premium: Based on the total sale price of ₹6.25 crore, the deal breaks down to an astonishing rate of nearly ₹91,400 per square foot on the carpet area.
Government Fees: To complete the legal transfer of ownership, the buyer paid a stamp duty of ₹37.50 lakh.
When Warsi initially bought the retail space in 2012, his extra costs were much lower. Records show he paid just over ₹10 lakh in stamp duty and a minor registration fee of ₹30,000.
Why Lokhandwala Real Estate Commands a Premium
Mumbai real estate operates on supply and demand. Lokhandwala Complex has slowly transformed over the decades into one of the most prominent high-street retail destinations in Mumbai. To put this specific deal into perspective, residential apartment prices across Lokhandwala generally hover between ₹25,000 and ₹41,000 per square foot. Ground-floor commercial shops command vastly superior numbers. Average commercial spaces trade at around ₹54,000 per square foot. However, prime high-street retail spaces frequently clear ₹1 lakh per square foot or more when they hit the market.
The Big Picture: Celebrity Real Estate Trends
Warsi is not the only high-profile figure making big moves in Mumbai. High-value property transactions by Bollywood celebrities and wealthy investors have become a massive trend in prime locations like Andheri West and Bandra.
For instance, actor Salman Khan recently sold a 758-square-foot apartment in Bandra West for ₹3.50 crore. He had originally purchased it for ₹2.88 crore back in 2015. In another recent move, filmmaker Vidhu Vinod Chopra acquired a 698-square-foot apartment in Bandra for ₹7.75 crore from Rakeysh Mehta’s firm.
Celebrities continue to park their capital in premium commercial and residential real estate because the asset class offers reliable wealth preservation and high capital growth. Neither Arshad Warsi nor the buyer, Umang Rajkumar Budhraja, could be reached for immediate comment regarding the sale.
